A common mistake is insuring a home for what it would sell for. Homeowners insurance should cover what it would cost to rebuild the structure at current construction prices — which has no relationship to land value or local market demand and is usually quite different from the sale price. This calculator estimates rebuild cost using a cost-per-square-foot figure for your finish tier: roughly $150–$250/sq ft for standard production-builder construction, more for custom or high-end finishes.

Personal property coverage (your belongings) is commonly set at 50–70% of dwelling coverage as a starting point — this calculator defaults to 60%, but enter your own estimate if you've actually inventoried your belongings. Loss-of-use coverage (paying for temporary housing if the home becomes uninhabitable) is typically around 20% of dwelling coverage.
